Open Question: AT What Point Could My Puppy Have Been Saved ?

At today's prices, many Americans are finding hard to make ends meet. Many others are being forced out of their homes because they can no longer afford the mortgage payment. All I hear is that gas prices will continue to go up, and there's no sign of them going down. My question is, if it's effecting people this badly right now, what happens if it goes up another $2/gallon, which it probably will? Will the government have to come up with some kind of welfare program for people on the bottom so they can afford to get to work?
What public transportation? Not everyone lives in cities.
*Sigh* The Europe argument...Europe is used to high gas prices, they all have tiny cars because of it...what happens when you slam $4 gas on a society in which every family has a huge gas-guzzling vehicle? Mayhem, that's what. "Just sell your big vehicle." Who's buying?? No one...the demand is virtually non-existent, which means you can sell your SUV if you want to continue payments on something you don't even own anymore.
Oh, and Josh, I didn't thumbs-down you, I don't have enough points to do that. You have to have 250.

Open Question: Hmm..Mortgage?

I heard it is best to pay 25 percent down payment when you buy a house. Why is it best to pay 25 percent down payment? thanks folks!

I'm a creditor whose debt is secured by a real mortgage. I've received recently a notice that the debtor has filed for bankruptcy under chapter 7 of the US Bankruptcy code. What will happen to both my loan and my mortgage? Will I be enjoined from foreclosing the mortgage? The insolvent debtor by the way is an individual, not a corporation. Please prvide legal basis.
Thank you. :)

Open Question: what steps do I take to make sure that a house I want to buy has a clear deed?

There is a $ 200,000 multiple unit piece of real estate.20,000 down and 1st and 2nd mortgage money(the seller has agreed to carry a 2nd mortgage)Suppose there was a 10% rate of inflation so the property when then be worth $220,000. If I sold the building,it would sell at $220,000. How then would my rate of return be 100%. This is a part of the book How to Wake up the Financial Genius inside you. I do not see how you make a profit in his example. Please explain if you can. Thanks.

Open Question: If I am contemplating bancruptcy and have a credit score of approx. 525, will someone still do a mortgage loan

I have had a perfect credit score until recently; it seemed that everything that could go wrong did go wrong. My husband was medically retired from the Marine Corps due to spine surgery, and thinking that the cost of living would be cheaper, and having promises of job opportunities, we moved across the US. We bought a home that ended up being worst than the Tom Hanks film "Money Pit" and after sinking over $70,000 into it (and sadly it STILL needed more) as well as paying over $1,000 a month in electric (despite the fact we lived in only two rooms because it was under construction) when neither of us, with college degrees, could find a job paying more than minimum the house was forclosed.

We are now bringing in over $4,000 a month. We have approximately $3-5,000 we can put down on a home- the home we are looking at is $130,000. Does anyone know of any lenders that still may consider us? And what if we are wanting to file bancruptcy? Will that help or assist in getting a loan?

Open Question: what steps do I take to make sure that a house I want to buy has a clear deed?

I am looking to buy a house from the owner, we dont want to go through a realitor, I want to make sure the deed is clear of any past liens or mortgages. I've been trying to find a web site where I can research the property to make sure it is free of any problems such as encumberances, liens, back taxes or attachments. I can not seem to find the right site or the sites I come across always want some kind of payment. As I am trying to save as much as I can I would appriciate a Site where I could get FREE answers I have no problem doing the work myself. Thanks

I really want to have one, but we're afraid we can't afford to. Can anyone tell me how much they spend on diapers and wipes and all that every week or so?? I don't think at this point that I would have to buy formula because I want to breast feed my children...if not, I think WIC is offered to people who CAN afford it even. But, we don't pay rent or mortgage, or water...and we are installing wood stove heating because of the price of fuel...could we make it on $10 an hour until I can get a job? I think we can because the first few years shouldn't be as expensive raising a child right? It's just a hole in my world...motherhood.

He has a credit score in the 700's but mine is between 530 and 560 because I had to quit my job due to illness about a year and a half ago. My credit score was 430 but has improved by 100 points or more since then. My Finace has a 40% DTI but I pretty much don't have any except for $1,600 on a credit card and a student loan that is $50 a month.(Both accounts are in good standing and I have never been late paying) Also we bring in a combined $2,800 a month, we have $2,000 saved for a down payment and we are looking to get a $35,000 mortgage.
The mortgage company I have talked to a little said I would only need 3% down sorry.

I have been married to my husband for 3 years now. This is the second marriage for both of us. I have him on all of my financial accounts; however, I am only a beneficiary on his accounts, savings, checking, etc. Am I being out of line to ask that I am on his financial accounts in case something health wise, etc., was to happen to him and I was left with the bills etc? I do work, but do not make enough to pay the mortgage, along with the other bills. Just wondering if its a trust issue or something else. Like I said, I work and have my own money.
What if he was incapacitated?
No child support. Have tried to talk to him. After three years, I would have though he would have realized I was not out for his money. Just trying to avoid probate if something was to happen. I just don't understand.

Open Question: Credit score questions - how long for balance to update, and should I have a co-signer on my mortgage?

I need some advice here. I have 2 bachelor degrees and work for a nurse recruiting agency. My numbers were above goal but in the last two weeks my nurses have quit or been fired and my numbers are in jeopardy. So much that mu supervisor is attaching a phone jack into my phone to listen to my calls. I want to quit so bad but I have bills and a mortgage. I was even asked on Thursday "if I really want to be here." I have been drinking so much alcohol this weekend. I am so miserable at work because my fellow recruiters know my numbers are down as well. Do I hang in there and wait to be fired? I turn 30 this Friday and it will be totally embarrassing if the office has to celebrate my birthday...knowing my numbers are so low. I can so do this job but my supervisor sucks. I want to quit but cannot afford it. What should I do?I have never been so depressed as far as work is concerned in my life. I hate this extreme micromanagement on me. I want to quit sooooooo bad.

Open Question: Credit score questions - how long for balance to update, and should I have a co-signer on my mortgage?

I am looking to buy a house along with my girlfriend. I have an Experian Vantage score of 868 from February which puts me in their B category. I don't know my FICO score yet. I have been paying down credit cards heavily and I will be done in 1 month. How long will it take for the zero credit card balance to show up on my credit report? And will this make a significant difference?

My girlfriend has always paid her bills on time, but she has some really large student loans. Should we apply for the mortgage together for the benefit of our combined incomes? Or should I apply alone to see if I can get a better rate since I have a lot less debt?

Open Question: What happens if the American currency is replaced?

I got divorce on 2/27/1997, my ex-husband was suppossed to removed my name from the mortgage on April 1, 1997, this was a court order and they gave him 60 days to do so if not he needed to put up the house for sale in wish he didn't at that time, I found out on February 2002 that the mortgage was still on my name so I contacted my lawyer and they did a contempt of court, he needed to sell the house immediately or removed my name from the mortgage in wish he agreed to ok time went by me thinking that he did removed my name from the mortgage, I went to apply for a mortgage for myself on March 12, 2008 when they pulled my credit report, I learned that he sold the house on March 2006 and they house was still on my name all that time since the second chance he had to remove my name in 2002, not only that the credit bureaus are reporting 5 -30 days past due on 2006 on my credit file, and its affecting my score to get a new mortgage for my self? Please give me some advised.

Open Question: What happens if the American currency is replaced?

Let's say the dollar would be replaced with the Amero, as I hear every so often. (This is not an argument about whether it will happen, but what happens if.) Would my dollars in the bank be replaced with Ameros? When Ameros come out, will they be worth the exact same as dollars at their current market rate? If so, what's the point of changing currencies? What would happen to mortgages that have all the paperwork agreements in dollar amounts? Would the paper dollars I have in my mattress be worthless, or could I trade them in for Ameros at the bank?

Also, what would be the point of changing currencies? (obviously because one is weak and one is strong, but what makes the new currency stronger?)

Is there any country that has changed currencies? Where could I read about the finer points?

the situation is one of domestic violence against my spouse where i had to make the most difficult decision to have her arrested...make a long story short, she finally decided to settle in order not to lose full custody of our daughter...i have the exclusive rights to the house, pay mortgage, cc bills, pre-school, you name it....we see our daughter every other week with other special custody arrangements...I am just curious to know what a woman can possibly file for after divorce is final - low income? there must be something? anyone know?

Open Question: My condo has a lien on it I was never notified that they are going to put a lien on it is this legal ?

ok so I did'nt pay my HOA dues on time I owed them about $800 they said they were going to contact lawyer in order to collect the debt. I recieved a letter for the lawyer ab out 10 days later saying pay up in 30 days or we will have to take legal action I paid within 15 days. I learned yesterday after I paid that there has been lien on my condo is it legal to put this lien on with out tell me. I never recieved anything telling me they put lien on my house they only way i learned is that mortgage company was notified of this lien and they told me. so my question is it legal to not tell me about this lien? I am in WA state.. also how does a lien affect your credit ?
never signed a hoa agreement

im planning to live abroad for a while, hoping at least 1 year but want to know the best option for renting my flat in london.my current fixed rate mortgage ends at the end of june so i need some advice as i wanted an interest only no tie in's mortgage but most lenders require a saving vehicle on I.O which i cannot do as i will not be working while away.Brokers come back with interest only mortgages with 2500 fee's.

Open Question: i need to rent my flat and have it managed but rates are high at 12%+ in south london, any cheaper alternative?

im going abroad for at least a year so need to have my letting managed while im away but obviously doing it as cheap and professional as i can.with mortgage rates not going down i need to find cheap rental and managing rates so if anyone has any ideas....thx?

Open Question: What is fully involved in building a house?

We are trying to decide what makes more sense, building or buying. We want to how does it work. Do we get a mortgage? Is it one loan to cover all costs? Is it less money? Is buying the land costly? Any information is appreciated. We need to know everything from the first step to the last.

Open Question: do i need to pay stamp duty on a remortgage of 119,999 if i am taking a person off the mortgage/deeds?

im looking to remortgage and borrow slightly more...my remortgage amout is £113,500 + £6,500 extra capital plus any mortgage fee's under £2,500 but i thought stamp duty was only payable on a property purchase and not remortgage?i am removing a name from the mortgage and deeds and wonder if that effects things?

Open Question: touchy question...?

My grandmother will be moving in with me soon. She is slowly going down hill. This will be a huge responsibility on my part but one I take, no questions asked, because this lady is and always has been an amazing grandmother to me. She has diabetes, has had triple bypass surgery, had breast cancer, has high blood pressure and so on. I will be solely responsible for her social security check and I will also be power of attorny along with my uncle and my mother. I plan on documenting EVERYTHING that her social security check goes to. My Uncle and mother have said that after I pay for all grandmas expenses, the rest of the money is mine for taking on this added responsibility. I want to take a portion of that money every month to put into my mortgage account. What ever is left over after that and taking care of grandma will go into an account for her. My question is how much is an ok amount to use for "room and board" for taking my grandma in?
I feel kind of awkward using this money for my mortgage but I cant have added responsibility without some compensation.

Open Question: Can I deed my property to my mortgage company?

I am behind in my mortgage payments and will not be able to catch up. they have sent me a letter saying if they don't get the past due amount in full they will start the foreclosure process. I'm having a lot of maintenance problems and honestly don't want to try to keep my home.
